Specifications

​1. STRUCTURE

  • Steel: Shree / Radha brand steel shall be used for structural works.

  • Cement: Bharti or Maha cement of 43 or 53 grade shall be used.

  • Aggregates: 20 mm and 40 mm aggregates will be used for RCC works.

  • Blocks: Standard red brick masonry of 9 inch and 4 inch thickness shall be provided.

  • RCC Mix: RCC shall be of M20 or M25 grade, or as recommended by the structural designer.

  • Ceiling Height: The ceiling height shall be maintained at 10 feet (Finished Floor Level to Finished Floor Level).

2. KITCHEN

  • Wall Dado: Ceramic wall tiles shall be provided up to a value of ₹40 per Sqft.

  • Main Sink Faucet: Sink faucet shall be provided up to a value of ₹1,200.

  • Other Faucets &Accessories: All other faucets and accessories shall be ISI marked.

  • Kitchen Sink: Stainless steel single bowl sink worth ₹2,000 shall be provided.

3. BATHROOMS

  • Wall Dado: Ceramic wall tiles shall be provided up to 7 feet height with a value up to ₹40 per sq.ft.

  • Sanitaryware & CP Fittings: Sanitaryware and CP fittings of Hindware Make, shall be provided up to ₹20,000.

  • Plumbing Pipes: CPVC pipes of Sudhaker make shall be used.

  • Bathroom Doors: Waterproof flush doors or WPC doors shall be provided.

 

4. DOORS & WINDOWS

  • Windows: Aluminium windows with glass shutters and mesh shutters shall be provided using Jindal Profiles (3-track system with 1 mesh track).

  • Main Door: Flush door with veeneer finish shall be provided with a Sal wood frame of size 5 inch x 3 inch, with fixtures, worth up to ₹20,000.

  • Internal Doors: Membrane doors or flush doors with laminate finish shall be provided up to a value of ₹7,000 including fixtures.

  • Door frames shall be made Sal wood of size 4 inch× 2.5 inch.

5. PAINTING

  • Interior Painting: JK wall Putty with Tractor Emulsion or Equivalent brand paint shall be applied.

  • Exterior Painting: Asian primer with Ace Exterior Emulsion or equivalent brand paint shall be used.

 

6. FLOORING

  • Living & Dining Areas: Tiles up to ₹50 per sq.ft shall be provided.

  • Bedrooms & Kitchen: Tiles up to ₹50 per sq.ft shall be provided.

  • Balcony & Open Areas: Anti-skid tiles up to ₹40 per sq.ft shall be provided.

  • Staircase: Sadarahalli granite flooring up to ₹70 per sq.ft shall be provided.

  • Parking Area: Anti-skid tiles up to ₹40 per sq.ft shall be provided.

 

7. ELECTRICAL

  • Wiring: All wiring shall be done using fire-resistant wires of Finolex, Finecab.

  • Switches & Sockets: Switches and sockets shall be from anchor penta.

 

8. MISCELLANEOUS

  • Overhead Tank: Double-Layered water tank of 1500 litres capacity (Duratank make) shall be provided.

  • Underground Sump: Underground water sump of 4000 litres capacity shall be constructed.

  • Staircase Railing: MS railing shall be provided for the staircase.

  • Window Grills: Basic MS window grills with enamel paint finish shall be provided at ₹180 per sq.ft.
