Specifications

1. STRUCTURE

  • Steel: Reinforcement steel shall be of JAI RAJ or JSW Neo make.

  • Cement: ACC or Maha cement, ultratech 43 Grade or 53 Grade.

  • Aggregates: Coarse aggregates of 20 mm and 40 mm size shall be used.

  • Blocks: Standard red brick masonry using 9-inch and 4-inch bricks.

  • RCC Grade: RCC shall be M20 / M25 grade or as recommended by the structural designer.

  • Ceiling Height: The floor-to-floor height shall be maintained at 10 feet (Finished Floor Level to Finished Floor Level).

 

2. KITCHEN

  • Wall Dado: Ceramic wall tiles up to ₹60 per sq.ft.

  • Main Sink Faucet: Provision for a faucet with a value up to ₹2,000.

  • Additional Faucets / Accessories: All fittings shall be ISI marked.

  • Kitchen Sink: Stainless steel single bowl sink of value up to ₹3,000.

3. BATHROOMS

  • Wall Dado: Ceramic tiles up to 7 feet height, with tile value up to ₹60 per sq.ft.

  • Sanitaryware & CP Fittings: Provision of sanitaryware and CP fittings up to ₹40,000.

  • Plumbing Pipes: CPVC pipes of Apollo or Astral make.

  • Bathroom Doors: Waterproof flush doors or WPC doors.

 

4. DOORS & WINDOWS

  • Windows: UPVC windows with glass panels and mesh shutters, 3-track system with one mesh shutter.

  • Main Entrance Door: Teak wood door with teak frame of size 5" × 3", with fixtures included, valued up to ₹30,000.

  • Internal Doors: Membrane doors or laminated flush doors, including fixtures, valued up to ₹9,000. Door frames shall be Sal wood of size 4" × 2.5".

5. PAINTING

  • Interior Walls: Finished with JK Putty and Tractor Shyne Emulsion paint.

  • Exterior Walls: Finished with Asian primer and Apex Exterior Emulsion paint.

 

6. FLOORING

  • Living & Dining Areas: Tiles or granite flooring valued up to ₹80 per sq.ft.

  • Bedrooms & Kitchen: Tiles valued up to ₹80 per sq.ft.

  • Balconies & Open Areas: Anti-skid tiles up to ₹60 per sq.ft.

  • Staircase: Sadarahalli granite flooring valued up to ₹80 per sq.ft.

  • Parking Area: Anti-skid tiles up to ₹50 per sq.ft.

 

7. ELECTRICAL

  • Wiring: Fire-resistant wiring of Finolex, Anchor, or Havells make.

  • Switches & Sockets: Gold medal anchor penta.

  • UPS Provision: Provision for UPS wiring connection.

 

8. MISCELLANEOUS

  • Overhead Tank: 3000 litre double-layer Dura tank overhead tank.

  • Underground Sump: 6000 litre capacity sump.

  • Staircase Railing: SS railing.

  • Window Grills: Basic MS grills with enamel paint finish, valued at ₹180 per sq.ft.
