Specifications

1. STRUCTURE

  • Steel : Vizag, JSW Neo steel shall be used for Reinforcement.

  • Cement : Ultratech cement of 43 or 53 grade shall be used.

  • Aggregates : Standard 20mm and 40mm aggregates will be used for concrete works.

  • Blocks : Standard Red Bricks of 9 inch and 4 inch thickness shall be used for masonry.

  • RCC Grade : RCC shall be executed using ACC / Ultratech ready mix or site mix of M20 or M25 grade, or as recommended by the structural designer.

  • Ceiling Height : The ceiling height shall be 10 feet (Finished Floor Level to Finished Floor Level).

 

2. KITCHEN

  • Ceramic Wall Dado : Ceramic wall tiles shall be provided up to ₹80 per sqft.

  • Main Sink Faucet : Provision for main sink faucet up to ₹3,500.

  • Other Faucets & Accessories : Shall be provided from brands such as Hindware / Jaquar.

  • Kitchen Sink : Stainless steel or granite finish sink worth ₹8,000.

3. BATHROOM

  • Ceramic Wall Dado : Ceramic tiles shall be provided up to 7 feet height with a value up to ₹80 per sqft.

  • Sanitaryware & CP Fittings : Jaquar make sanitaryware and CP fittings shall be provided up to ₹60,000.

  • Pipes : CPVC piping from brands such as Apollo or Astral shall be used.

  • Bathroom Doors : Waterproof flush doors or WPC doors shall be provided.

  • Bathroom Accessories : Mirror, soap dish and towel rail worth ₹7,000.

  • Solar Water Heater : Provision for solar water heater connection shall be provided.

 

4. DOORS & WINDOWS

  • Windows : UPVC windows with glass panels and mesh shutters (3-track with 1 mesh) shall be provided.

  • Main Door : Main entrance door shall be a Teak wood door with Teak frame (5 inch × 3.5 inch) worth ₹40,000 including fittings and fixtures.

  • Internal Doors : Internal doors shall be membrane doors or laminate finished flush Doors, Door frames shall be made of Sal wood (4 inch × 3 inch).

  • Pooja Room Door : One Burma Teak door with Teak frame.

 

5. PAINTING

  • Interior Painting: Interior walls shall be finished with JK Putty and Asian Paints Apcolite Premium Emulsion.

  • Exterior Painting: Exterior surfaces shall be finished with Asian Paints primer and Apex Exterior Emulsion.

 

6. FLOORING

  • Living & Dining Area : Tiles or granite flooring worth up to ₹100 per sqft.

  • Bedrooms & Kitchen : Tiles or granite flooring worth up to ₹120 per sqft.

  • Balcony & Open Areas : Anti-skid tiles worth up to ₹80 per sqft.

  • Staircase : Sadarahalli granite worth up to ₹110 per sqft.

  • Parking Area : Anti-skid tiles worth up to ₹70 per sqft.

 

7. ELECTRICAL

  • Electrical wiring shall be done using fire-resistant wires from Finolex / Anchor / Havells.

  • Switches and sockets shall be from brands such as Legrand MyLinc / Havells Coral / Roma.

  • UPS wiring provision shall be provided.

 

8. MISCELLANEOUS

  • Overhead Water Tank : A Sintex double-layered overhead tank of 3500 litres capacity shall be provided.

  • The platform for the overhead tank shall be charged separately based on design and structural requirements.

  • Underground Sump : Underground sump of 7000 litres capacity shall be provided.

  • Staircase Railing : Stainless steel railing using SS 304 grade profiles shall be provided.

  • Window Grills : Basic MS grills with enamel paint finish shall be provided at ₹200 per sqft
